Natural Gas Detector Notice: What Changes on January 1, 2027

By the HPD Signs NYC teamUpdated November 20264 min read
NATURAL GASWithin 10 ft of the stove

Natural gas detectors have been "coming soon" for years. Now there's a set date: January 1, 2027, though it may still be extended. Check HPD's detector page for updates. If your building has gas piping, you'll need detectors in apartments and a new notice in the lobby. Here's what's changing and how to get ready.

The quick answer

In short: Under Local Law 157 of 2016 and Local Law 102 of 2025, owners of buildings with gas piping must install natural gas detectors in each apartment by January 1, 2027, and post a natural gas detector notice in a common area. DOB may extend the date to as late as January 1, 2029 if there aren't enough approved detectors.

The natural gas detector timeline and key rules.

Who has to do it

HPD's final rule covers owners of Class A multiple dwellings (most apartment buildings), Class B multiple dwellings and private dwellings that the Building Code requires to have detectors. If your building has no gas piping at all, the requirement doesn't apply, and you can claim an exemption with HPD online or on paper. See Gas Building vs All Electric Building.

Where the detectors go

HPD's sample posting notice gives the basic placement rules:

Distance

Within 10 feet, but not closer than 3 feet, of each gas burning appliance, like a stove.

Height

No more than 12 inches below the ceiling.

Exceptions

If that's not possible, follow the manufacturer's instructions or NFPA 715.

The new notice

Along with the detectors, owners must post a notice in a readily visible common area, ideally near the inspection frame. It explains that owners must install and replace the detectors, and that tenants are responsible for maintaining them. Like the other detector notices, it needs bold letters at least three sixteenths of an inch tall, high contrast and durable material.

What owners can charge

HPD's sample notice says owners may charge tenants $25 per natural gas alarm, $50 for a combined unit with smoke or CO, or $75 for a combined unit that does all three, payable within one year of installation. Check the current rule before billing, since amounts can change.

Why the date might move

The deadline has already shifted once because battery powered natural gas alarms weren't widely available. Local Law 102 of 2025 set January 1, 2027, and lets DOB push it as far as January 1, 2029 if there still aren't enough manufacturers. Plan for 2027, and watch for updates from HPD and DOB.

How to get ready now

  1. Count your gas appliances.

Know how many apartments have gas stoves or other gas appliances. Those same apartments need CO alarms too.

  2. Price out detectors.

Combo units that also detect CO or smoke can mean fewer devices on the wall.

  3. Plan your lobby wall.

Decide whether to add a separate natural gas notice or switch to a combined detector notice now. Keep the gas leak notice up either way, and check the checklist for the rest.

What this looks like in practice

Picture a 30 unit building in Flatbush with gas stoves in every kitchen. The super maps each kitchen, the owner orders combined CO and natural gas alarms, and the lobby gets one combined detector notice in place of the old smoke and CO sign. When the deadline arrives, there's nothing left to scramble for.

My building is all electric. Do I need them?
