How to Spot Non Compliant HPD Signs Before You Buy
Not every sign that says "HPD" on it is compliant. Some use old wording, some cite the wrong law and some are printed too small. Buying the wrong sign means buying it twice. Here's how to spot problems before you order.
The quick answer
In short: Check that the sign uses current HPD or FDNY wording, cites the right law section, meets size and material rules, has blanks for your building's details and matches your building type. If a seller can't tell you which version they print, keep looking.
The 6 red flags
- 1Old wordingDetector and gas notices have been updated several times. Ask for the current HPD sample text. See the combined notice guide.
- 2Wrong law numberThe registration sign falls under HMC Section 27-2104(a), not Section 27-2107. Mix ups like that are a sign the seller isn't checking.
- 3Tiny lettersGas leak and detector notices need bold letters at least 3/16 inch tall. See the gas leak guide.
- 4Paper onlyThose same notices need durable metal, plastic or decal. See materials compared.
- 5Missing fieldsNo space for your gas company's number, your registration number or your super's phone.
- 6Wrong fire versionFireproof and non fireproof buildings use different FDNY notices. See which one you need.
Questions to ask any seller
"Which version of the HPD or FDNY text do you print?"
"What law section is on this sign?"
"What's the letter size and material?"
"Will you print my building's details, or do I fill them in?"
Compare the answers with HPD's Required Signage page, which lists every notice, the law behind it and HPD's sample text.
Ask us anything on that list. We'll answer by phone or text at 718-213-7467. See required signs
Watch for "packs" that aren't packs
Some listings call a single sign a "pack" or a "kit." Always check the quantity and what's included. Our guide to what's really in a sign package shows what a typical set for your building should include.
What this looks like in practice
Say an owner buys a cheap set online. It arrives with a smoke and CO notice in small regular type, a gas leak sign without a space for the gas company number and a fire safety notice that doesn't match the building's type. Half of it has to be replaced. Five minutes of questions up front would have caught all three.
