What's New for NYC Building Signs in 2026 and 2027
2026 has been a busy year for NYC building rules, and 2027 starts with another big one. If you own or manage a building, here's everything that changed for signs and notices, in one place, with what to do about each.
The quick answer
In short: In 2026, HPD began enforcing the rent stabilized notice, allowed digital lobby signs for five notices, the Health Department updated window guard rules and DSNY required official bins for small buildings. On January 1, 2027, natural gas detectors and their notice become due in buildings with gas piping.
January 1, 2026: window guard rules updated
The Health Department expanded who counts as living in an apartment: a child who spends 10 or more hours a day there now counts. New rules also cover windows onto balconies and terraces and window air conditioners. The annual notice still goes out January 1 to 16. Details in our window guard guide.
January 26, 2026: rent stabilized notice enforced
Under Local Law 86 of 2025, any multiple dwelling with one or more rent stabilized units must post HPD's notice in English and Spanish, with the building address and registration number. HPD began enforcing it on January 26. See the rent stabilized notice guide.
Need the rent stabilized notice? It's $55, printed with your details. Order the notice
February 2, 2026: digital lobby signs allowed
Owners can now show five notices on a screen: bedbugs, smoke and CO, garbage, heat sensors and interruption of service. It's all five or none, with bold letters at least a quarter inch tall in English and Spanish. Everything else, including the gas leak notice, stays on the wall. See the digital signs guide.
June 2026: official bins for small buildings
Buildings with 1 to 9 units now need official NYC Bins for trash, set out after 6 PM. If your garbage notice predates this, update it. See the garbage notice guide and recycling signs.
July 1, 2026: HPD dismissal requests move
Dismissal Request applications for old or uncertified violations now go to HPD's Code Enforcement Central Violations Administration Unit in Brooklyn. Certifying on time avoids this entirely. See how to certify.
January 1, 2027: natural gas detectors
Buildings with gas piping. All electric buildings can claim an exemption with HPD.
A detector in each apartment, within 10 feet but no closer than 3 feet of gas appliances, plus a notice in a common area.
DOB may extend the date to as late as January 1, 2029 if detectors are scarce.
Plan for 2027 anyway. Full details in our natural gas detector guide, or save space with a combined notice.
